Application Approval Criteria

While special consideration may be made on a case-by-case basis, the following criteria is generally used to determine eligibility. Each tenant must complete an application form. For each application screening, a $50 fee is due. We check credit reports using TransUnion. Please note that this is considered a soft inquiry.

Credit Report

• No unpaid collections or past due accounts
• No more than 4 late payments within the last year.  We have a steep late fee of 25%.  If you are prone to paying late this penalty can add up quickly.
• No debt can be owed to any landlord, management company, apartment community, etc.
• No bankruptcy, foreclosures, judgments, or tax liens in the last 4 years.
• Established Credit

Rental History

• No more than 3 late payments for any 12-month period.
• Positive recommendation from previous landlord.

Income

• Rent cannot exceed 35% of your gross (before tax) monthly income.

Evictions

• No evictions in the last 5 years.

Criminal Record

• No convictions of any felony within the last 10 years.
• No more than 2 arrests within the last 10 years.
• No arrests or convictions for sexual related offenses.
